- Performing all move in procedures including lease signing, deposit collection and move in inspections.

- Performing routine inspections every 6 months (we can adjust this frequency according to what is required by your insurance)
- Preparing and emailing monthly operating statements to you
- Direct depositing your rent income less management fees and expenses (such as lawn care or repairs on the property) once a month on the 15th of every month
- Coordinating repairs and maintenance including emergency repairs and routine maintenance.
- Having a manager available 24/7 for emergencies.
- Issuing late notices to tenants
- Issuing evictions if necessary
- Filing and attending arbitration on your behalf
- Performing move out inspections and negotiating deposit return with your tenants.
- Handling all paperwork in an organized and efficient manner
- Acting as your agent, in your best interest, at all times and keeping you updated on anything to do with your property.
Standard management fee is 10% (ten percent) of the rent collect, plus applicable GST.
